The mechanism

How revenue share actually works.

Most explanations of this are either a hype reel or a spreadsheet nobody understands. This is the mechanism, every term defined, and the conditions that have to be met before it pays you anything at all.

In one paragraph

When an agent joins the brokerage and names you as the person who introduced them, the brokerage pays you a share of what it earns on that agent’s closings. It is paid by the brokerage out of its own revenue. It does not come out of that agent’s commission, and it does not come out of yours.

Sponsor

The person an agent names as the one who introduced them to the brokerage. Named once, at the point of joining, and it does not change afterwards.

Front line

The agents who named you directly. Not the agents they later introduce.

Organization

Your front line, plus the agents they introduced, and so on for a set number of levels. The number of levels is fixed by the brokerage, not by you.

Company dollar

The portion of a closing that the brokerage keeps. Revenue share is paid out of this, which is why it does not reduce anybody’s commission.

Qualifying active agent

A front line agent who is actually producing, measured by the brokerage on a rolling basis. This is the term that matters most, and the one usually skipped over.

Tier unlock

Deeper levels of your organization only pay you once you have enough qualifying active agents on your front line. Nothing unlocks automatically with time.

Three things have to be true before it pays you a dollar

Somebody actually joins and names you

A conversation is not a sponsorship. It counts at the moment the paperwork is filed, and it cannot be changed later.

That agent actually closes business

There is no payment on a headcount. If they do not close, there is no company dollar, and nothing is generated.

You meet the requirement for that tier

The first level is straightforward. Every level below it requires a specific number of producing front line agents, held on an ongoing basis.

Miss any one of the three and the answer is zero, however large the organization chart looks.

What it is

  • Paid by the brokerage, out of its own revenue
  • Tied to real closings by real agents
  • Durable once it is earned and maintained
  • A reason the coaching can be free to partners

What it is not

  • Passive. It tracks the work you put into people
  • A deduction from anybody’s commission
  • Guaranteed, at any level, ever
  • A good enough reason on its own to move brokerages

What we will not do

We will not show you a projection. We will not tell you what you could make, or what somebody else makes, or multiply a number by a headcount to make a chart look exciting. Those numbers are the reason this part of the industry has the reputation it has.
